Perfect Loan Signings

Loan packages can be 75-200 pages, and can overwhelm your borrowers. I like to place the HUD, Truth in Lending and Deed in the front of the loan package, so your borrower can easily confirm that the terms of their loan are correct. The borrowers can easily see their rate, if escrow and taxes are included, and if the loan is adjustable. I advise that the remaining docs will support the facts, and are just general disclosures required by Federal and State Laws. This ensures that if any of the terms or vesting are incorrect, it can be addressed before your borrower has already signed half of the loan package.

Acknowledgement or Jurat?

There are two types of notarizations: acknowledgments and jurats. An "acknowledgment" by a notary confirms that the person's identity was verified with evidence that is acceptable by state regulations.  It proves person who signed the document is the person who appeared before the notary. A "jurat" confirms the identity of the signer, but also requires the signer to swear and affirm that the information in the document is correct.

As a signer, it is important to know before your notary appointment which type of notarization you need for your document. A notary should never advise a client which type of notarization they should use.

As a a traveling mobile notary, however, it is important to carry loose "all purpose" acknowledgements and jurats to every appointment. The person who is having their signature notararized may not have the proper notarial wording, or outdated wording on their document. It is the notary's responsibility to make sure the "notarial" verbage is correct to comply with the state's requirements, however the notary should never determine what TYPE of notarization to use.

Platinum Notary is available for traveling mobile notary appointments in many areas in Northern California, such as Petaluma, Santa Rosa, Novato, Cotati, San Rafael, Sonoma, Napa and San Francisco. We can be to your appointment within 90 minutes!

Traveling Mobile Notary in Sonoma County 415-500-5883

Traveling mobile notaries are needed daily for a variety of clients. It could be an estate planning attorney who needs to have a client’s signature notarized, a car dealership regarding a lease agreement, or a member of the general public. The most common client is a “borrower”, who is obtaining a home loan. Some borrowers are experienced with the process, however for many it is their first time signing mortgage loan documents. This type of client requires special expertise to ensure a successful transaction.
Often the borrower has only spoken to the mortgage broker and the lender via telephone. The mobile notary is the only person they will encounter face-to-face. It is important for the notary to be professionally dressed, punctual and organized.  The borrowers may choose any location to conduct the transaction, however the most common place is their home. It is imperative that the notary is respectful of the customs of the home, such as removing shoes upon entry, or greeting a 120 lb dog.
